We like to be open and honest with our clients.  Because of that, we don’t want to sugar coat things and make it sound like working with an investor is best for everyone or that we’re able to help everyone.

So let’s go over one of our frequently asked questions:  What are the Pros and Cons of working with an investor?

Pros:

Here are the Pros in a nutshell:

  • Fast closing (as little as a few days)
  • Sell as-is (we’ll take care of repairs)
  • Get quick relief from payments (mortgage, taxes, insurance)
  • No fees

Cons:

While we love helping people, we have to be able to make a profit.  Some situations make that tough, so we’re not able to help everyone.  Depending on the numbers and your goals in the situation, the options may be limited.  For us to get involved, we have to either get a good price or good terms (we’ll explain what this means in a second).

First let’s look at price.  For us to be able to make a cash offer on your home, we may have to offer substantially less than its appraised value.  If this is the case, we certainly don’t mean to insult you, but we are taking on a large risk by buying your property.  We will be responsible for repairs, holding costs, marketing costs, and more.  And at the end of the day, this only makes sense if we can make a profit when we sell it.  For a cash offer to be feasible, we have to get a really good price on the property.  This option is only available if you have significant equity.

The other way we can buy a property is if we can get good terms on it.  In this scenario we can typically offer a higher purchase price.  What does that look like?

For example, let’s say you don’t have much equity on your home.  Rather than offering cash for your home it might make more sense for us to take over payments on your mortgage, taxes and insurance while we find a buyer for your property.  We sometimes work with buyers who don’t qualify for a mortgage today and need more time, but still need a place to live.  After pre-qualifying them and ensuring they are a high-quality potential buyer, we may put them into the home as a tenant until they can qualify for a mortgage.

In this scenario, we’re not dealing with a typical renter who doesn’t have anything invested.  We require our tenant buyers to put down a substantial down payment.  These are people who view themselves as owners and have every reason to take good care of the property, often even making improvements and repairs since their goal is ownership.  You get financial relief because we take over your payments until the property sells.

There may be other types of terms we would suggest based on the numbers and your goals with the property.  We don’t want you to agree to anything unless you are completely comfortable with the situation.

The Bottom Line

Some situations may not make sense for us to get involved, or you may decide it’s not a good fit for you.  You have to be willing to work with us on either price or terms.  We can’t help everyone.  We can only buy 5 – 10 houses per month, which means we have to turn some people down.

What are the costs of working with an investor?

This is one of the best parts.  Unlike real estate agents, real estate investors don’t charge you fees.  Typically, we make our profits from the buyer rather than the seller.  This means if you don’t have a lot of equity or extra savings lying around, working with a real estate investor can be a really attractive option.

In most cases, you don’t even have to worry about fixing up the house.  Many times an investor will be willing to step in and get involved as-is, even if your property needs a lot of repairs.  This means you don’t have to deal with the headache and expense of fixing up the property before selling it.

But the other big question is:

How long will it take to sell my house with an investor?

This is probably the best part of all.  Because we don’t have to jump through all the hoops that a typical buyer would, we can often close in as little as a few days.

We must do our research on the property, and the more information you can provide, typically the quicker things will go.  Also, it’s important that you be as honest as possible.  Providing misleading or incomplete information can slow down the process.  But typically closings can happen anywhere from a couple days to a couple weeks.

Again, this is possible because we already have the resources available to invest in your property.  We don’t have to go the conventional route of applying for a mortgage and then meeting the standard requirements lenders have.  Why not?

Depending on the situation, we may pay cash for the house, or it might make more sense to leave the existing mortgage in place and we’ll take over payments on the mortgage, taxes and insurance.  Each situation is unique, and we have many options available at our disposal.

Listing with an agent.  This has conventionally been one of the most popular ways of selling a house.  While it has its advantages, generally speed is not one of them, and neither is cost.  Like any industry, there are good agents and bad ones.  It’s hard to know who to trust.  Unfortunately, some agents aren’t as motivated to get your house sold as you are.  Sometimes this can result in your house sitting on the market longer than you can afford.  Other times, it’s simply not an option because of the fees the agent charges (often 5-7%), especially if you don’t have a lot of equity.  Even when you have a good agent and things go smoothly, sometimes this process can take longer than you have.

For sale by owner.  Many people turn to this method for selling their house.  It may sound attractive because you don’t have to pay commission to a listing agent.  But there are many hidden costs.  You may have to make repairs to the home that you hadn’t planned on.  To sell quickly, you may need to stage the home to make sure it makes a good impression.  Marketing the home can be expensive and time-consuming.  You have to buy signs and pay for ads.  Then there are “holding costs”, which many people overlook.  What are holding costs?  While your house is on the market, you continue paying the mortgage, taxes, insurance and maintenance.  It can really add up.  On top of these expenses, you have the hassle of showing the home.  People may want to come by at inconvenient times.  It can be uncomfortable having strangers coming and going on a regular basis.

Renting.  In some cases, you may be able to rent out your house.  This isn’t always feasible.  Depending on your mortgage payment and rental values in your neighborhood, you may not be able to get enough rent to cover your mortgage.  Typical renters may not take care of the house like you would.  It can be a lot of work to find good tenants.  You may do background checks, credit checks, and spend time interviewing each person.  Then there’s the issue of maintenance.  You don’t want people calling you about a broken toilet or dripping faucet in the middle of the night.

Do nothing.  This may sound like a strange option, but it’s what some people end up doing.  They either procrastinate or are too afraid to make a decision that they just sit there doing nothing and their situation gets worse.

Working with a real estate investor.  Most people don’t think of this option when it comes to selling their home.  Others are scared because they’re not sure how it works and worry that they’ll be taken advantage of.  In reality, it’s often the quickest way to solve your problem.  Investors make their living buying and selling houses.  Often they don’t have to jump through all the hoops conventional buyers do.  They may have access to funding that allows them to close quickly on your house.  Or they may have knowledge of other creative options that will create a win-win situation, options you wouldn’t have ever thought of.  Every situation is different, so once they assess the situation, they can make a recommendation for the best course to follow.  Whatever route they suggest, you’ll get the benefit of relief from the burden your house is causing without all the hassles you’d have with more conventional methods.  Real estate investors are familiar with the sensitive situations that may cause you to need to sell your home quickly and can provide relief in a way that ensures everyone is happy.
